More often than not, the primary cause of water seepage is the cracks on the concrete foundation wall that are usually the result of settling, stress or concrete shrinkage. The cracks are usually just hairline fractures that are less than an inch wide that runs vertically through your foundation wall.
Most people tend to overlook this problem and face more trouble with water seepage later on. This would not be the ideal setting that you want your house to be in. As much as possible we want our house to be water-proof.
A simple crack to your concrete foundation does not necessarily mean it poses a threat to your house’s structure but it certainly enables the water during heavy or even light downpour to leak into your home. As a result, you will see puddles of water inside your home as well as the unwanted moisture, which will further cause the development of molds and foul smell. The latter two situations are the threat to you and your family.
The first step to learn how to repair foundation cracks is to locate, fill and seal them. Most companies offering this kind of service will be able to evaluate how the repair is going to take place. Usually, when the basement is not yet complete, they use epoxy-urethane to fix these fractures. First, the injection of epoxy inside the fracture is done so that an envelope is formed.
When the envelope dries, the urethane is then pumped under pressure to fill the crack completely and exposure to air will chemically cure the fracture. This is the most basic foundation lifting to repair the cracks and it will provide the seal, which prevents the water from seeping in.
However, when the basement is already completed, how to repair foundation cracks is entirely different and a little hard. Usually, it is done through a Wall-Clay process, which is accessed at the exterior side of the wall. A hole is dug up outside the foundation then sodium bentonite is poured in. when it is hydrated, it can form an impenetrable barrier that can seal the crack effectively
